Product Specification



Drawings

All Planning drawings prepared, allow for two minor amendments, with no further charge. All frame and workshop drawings allow for one amendment. Additional changes or new drawings will result in a charge being made.

Timber Frame

The main structure of the building will be in green restoration oak. This will comprise the main posts, curved braces (internal and external), tie beams, wall plates and pegs. Unless otherwise specified the roof structure and infill panels will comprise C24 equivalent graded softwood studs and rafters, secured together with galvanized nails. The main joints will be mortice and tennon, all traditionally pegged.

The oak frame will use 175mm squared posts, not only to ensure sturdiness, but also to improve aesthetics. In addition, rather than covering the oak frame, it is exposed to the exterior, with the feather boarding inset between the frame itself using our unique weatherproofing design.

Structure

Unless otherwise specified, the oak frame will be exposed, with the feather edge boarding fitted between. All independent posts will sit on staddle stones, whilst all others will sit on three courses of brick exposed above ground.

Joinery (Windows)

All joinery is made to a very high standard using quality hardwood / softwood. The garage doors are made using large timber sections to ensure a solid fit and a secure environment. Ironmongery and locks are included in the price for doors. Softwood window frames supplied with lockable casement stays on opening vents. All windows are treated with a basecoat stain. Where specified we will fit as standard double casement windows with a horizontal glazing bar (1200mm x 1050mm or 1200mm * 1200mm) or treble casement windows with a horizontal glazing bar (1342mm x 1050mm or 1769 * 1050mm)

If we are informed beforehand clients may opt for a plain double casement, a casement and vent or cottage style instead of the horizontal bar. All hardwood windows will be made to the dimensions above unless we are informed otherwise. All will be made with a stormproof frame, 86mm * 55mm, a cill 145mm * 68mm, trickle vents and rebated for 24mm double glazed units.

Joinery (Doors)

Unless otherwise stated external softwood personnel door will be boarded, framed and ledged, 1981mm x 838mm, complete with a frame with cill, 2075mm x 928mm. Unless otherwise stated all garage doors will be softwood, framed, ledged and braced and 55mm deep. Locks supplied will be five lever. Standard hinges are 600mm black antique. Furniture supplied will be black antique.

Glazing

Unless otherwise stated, no allowances have been made for glazing of windows.




Internal Fitting Out Works

Unless otherwise stated, no allowances have been made for internal fitting out works. This includes internal partitions and doors, insulation, plaster boarding, plastering, skirting boards, flooring, decoration or electrical or plumbing services.

Feather Edge Boarding

The feather edge boarding is 38mm * 200mm and is attached to the softwood panels, which are in turn attached to the oak frame. The board will be fixed with a minimum lap of 38mm.

Between the boards, the oak frame and the softwood infill panel, compriband will be used to ensure a weather tight seal. Where necessary, a permo forte breathable membrane will be provided between the frame and the weatherboard (recommended for buildings greater than single storey). Unless otherwise stated breather membrane will be fitted as standard in enclosed bays and rooms above. The feather edge boarding is treated and left as natural finish (unless otherwise specified) for the Client to stain to the colour of their choice.

Oak Cladding

Where oak weather boarding is specified, the boards will be the same dimensions, however we will fix the board with a minimum lap of 2” to allow for oak shrinkage. In time, the untreated boards will gain a natural silver grey colour. It should be noted that, as a natural characteristic, oak can split and turn with age; Oakwrights will not be held responsible for such.

Fireproofing

In certain circumstances, Building Regulations dictate that the feather edge boarding should be impregnated against “surface spread of flame”, please check your quotation for fire rated panels or contact us at Head Office for more details should you feel this is required. Oak weather board cannot be fire treated by OCB it must be treated by client in situ.

Stain Marks

The oak timbers may show surface marks, due to the natural tannin in the wood. These marks can be reduced using Oxalic Acid, which are available upon request. Rainwater will continue to wash the frame over the course of time, with the marks disappearing completely.

Rooflights

We supply as standard GVA OR GVT conservation roof lights. They have a polyurethane frame, anodised aluminium sash and external glazing bar. They have been designed specifically for traditional buildings. The GVA is a top hung roof light whilst the GVT is a side hung version designed for escape. GVA = 460mm X 610 mm GVT = 560mm X 980mm.

Plant hire

Should the quotation include costing for plant hire we reserve the right to amend these costings once a plant hire representative has visited the site to determine access and suitability.
