what is the cost of an oak frame house?

WHAT IS THE COST OF AN OAK FRAME HOUSE?

THE COST OF BUILDING A TIMBER FRAME HOUSE IS AFFECTED BY A NUMBER OF FACTORS

 

The true cost of a timber framed house in part depends on how much involvement you have in the build process and with the management of an assortment of tradespersons involved. Few oak frame self-builders undertake much of the actual building themselves, relying instead on employing builders and tradespersons. Considerable cost savings can be made by managing the trades, quantifying and ordering materials; in essence either fully or partly project managing themselves. 

 

Many self-builders do not have the time to devote to managing a build and will need to employ either a main contractor or a project manager to oversee the oak house build. As a ball-park guide figure we suggest that clients should budget for around £1700 - £2100m2 (£160 - £200 ft2) of usable floor space. This is the average figure our clients are working to when building a timber framed house.

THE OAK FRAME

 

With regard to the cost of the oak frame, this depends on the complexity of design and structural completeness. For example, frames with trusses made of arch collar braces or hammer beams are more expensive than a simple tie beam truss. We have a number of options that give you aesthetic choice as well as more control over final costs. Additionally, it is possible to save money by having a softwood floor within the frame rather than the jointed oak beams. In general, we would expect the cost of the frame to be 10% to 25% of the total build cost.

A BARN STYLE OAK FRAME HOME

 

This barn style oak framed house design combines traditional oak framing with contemporary features such as open plan spaces and large areas of glazing. The owners wanted to enjoy the garden all year round, so a veranda was created by large overhanging eaves that run the width of the house at the rear. Huge areas of glazing, flood the interior with a clear, natural light.
The oak frame took just five days to erect, with only four men plus the designer overseeing.
The oak frame structure has been clad in oak weatherboarding and finished with traditional handmade clay tiles.
