A planning strategy for a sensitive replacement home in the countryside
Set within the Suffolk countryside, this secluded replacement dwelling plot was framed by a dense woodland edge to the rear and open pasture to the front. Our planning-led approach allowed Mr and Mrs L to create a high-quality contemporary home while strengthening the rural character of the landscape.

The planning story
From the outset, the key challenge was securing consent for a replacement dwelling while remaining compliant with local policy restrictions on footprint, scale and dwelling numbers. We engaged early with planning officers and reviewed the relevant framework to help shape our planning strategy, allowing Mr & Mrs L’s new home to sit within the existing residential parameters. By keeping the new design within these parameters and demonstrating clear landscape integration, we successfully secured full planning approval.
Our design response and concept
Mr & Mrs L came to us with a very clear concept design, which we developed into an architectural design that worked within the planning framework. What we developed was a contemporary barn-inspired form that respects Suffolk’s rural vernacular while introducing a refined modern character. Inside, we arranged generous open-plan living spaces around views, light and privacy, linking them to a covered veranda and sheltered courtyard. Cedar cladding and a crisp zinc roof elevate the agricultural language into a distinctly contemporary rural home.
We developed the design concept on curating the elements. Instead of creating a single monolithic volume, we formed two distinct wings and connected them with a transparent glazed link. This approach allowed us to shape a sheltered internal courtyard, an outdoor room that protects the clients from Suffolk winds while maintaining a constant connection to nature. Vertical cedar cladding and a sharp zinc roof reinterpret the local agricultural vernacular, giving the home a modern identity that still feels grounded in its landscape.

Conclusion
This project shows how a clear planning strategy and a sensitive architectural response can unlock the full potential of a rural site. By working carefully within local policy limits and engaging early with planning officers, we secured consent for a contemporary replacement dwelling that strengthens its countryside setting. The finished home delivers a calm, modern retreat shaped by landscape integration, planning clarity, and Mr and Mrs L’s confidence throughout the approval journey.
